Campus Maintenance
The primary purpose of this position is to perform managerial functions over multiple trade shops in Campus Maintenance, which include: the Electrical Shop, the Plumbing Shop, the Carpentry/Insulation Shop, the Exteriors Shop, the Masonry Shop, the Smith Center Maintenance Shop, and the 2nd shift Maintenance Shop. This organizational unit delivers a high level of maintenance and repairs for the majority of the buildings on campus property as well as satellite locations off campus totaling over 18 million square feet. This position must manage a current staff of approximately 105 employees with a total operating budget of $5.7 million. Employees encompass a wide variety of trades groups which include: Electronic Technicians, Electricians, Maintenance Mechanics, Plumbers, Carpenters, Insulators, Masons, and Roofers. This position must exercise a high level of independent decision-making and responsibility for compliance to university, town, county, and state laws, ordinances, codes, and policies. This position additionally evaluates opportunities for cross training, assignment of staff across heterogeneous service areas, and career development programs which will improve the university’s ability to effectively respond to organizational needs. This position works with the senior leadership team in Facilities/Building Services to sustain a high performance service culture that promotes sound planning and excellent execution and leads departmental efforts to foster a safe, respectful and diverse work environment that values its people; and also works closely with university administrators in the schools and departments to ensure that facilities meet programmatic requirements and remain compliant. Additional management, over the skilled trades, and shops consist of: efficiency studies, establishing and comparing work flow, response times, customer satisfaction, operating metrics, detailed budget analysis, utilizing building condition indexes for future fiscal planning, trending of specialized equipment and building systems for reliability and failure projections, and evaluating proposed project investments. This position requires the ability to serve as a mandatory employee and report to work in support of mandatory University operations, even when adverse weather or other emergency conditions require the University to close.
